IMPORTANT INFORMATION ON BUYING A NEW HOME

Make sure your agent accompanies you on the initial visit to any model home because:

• The sales agents in model homes represent the builder's interests - not yours!  When your agent introduces you to the subdivision,  the builder will allow your agent to represent you.  Although your agent represents you he is paid a commission by the builder.
  

• Your agent can negotiate not only price and terms on your behalf, but also any reasonable upgrades,  discounts, builders' fees, financing and other costs.
  

• You agent will recognize problems and know your rights in correcting construction flaws during the building process.
  

• Your agent can suggest building inspectors to check quality during construction.
  

• Your agent will review and discuss contracts, financing and closing documents with you.
   

• The top 50 builders build about 70 percent of the Valley's homes but account for less than 20 percent of the new-home-craftsmanship complaints recorded by the Arizona Registrar of Contractors during a recent three-year period. Review the report of builder complaints.
